**BRIEF DESCRIPTION OF DUTIES:** This position is located in the Bachelor Housing Department at the Naval Support Activity Mid-South. The incumbent will provide onsite management for assigned building and supervise daily operations of front desk and custodial services.

**RESPONSIBILITIES**:

* Perform inspections of vacant rooms and common areas daily checking for cleanliness and maintenance problems. Conducts other inspections with the Housing Manager and others as needed. Supervise all front desk operations including room assignments, and check in/check-out procedures. Resolves administrative problems, routine operational issues, complaints related to front desk operations, process maintenance requests and provide general information to residents.

* Work as front desk and custodial personnel.

* Ensures the front desk operates in accordance with established instructions and manuals.

* Ensures resident privacy and security measures are maintained at all times.

* Check-in and check-out residents within established guidelines.

* Acts as the resident expert of the property management system, Unaccompanied Housing Management system (UHM).

* Reviews reports concerning occupancy, vacancy, and other related areas. This includes statistical analysis, reporting procedures and analyzing audit reports to ensure accountability of personnel and revenue. Provides information as requested by higher authority.

* Responsible for the accountability of all keys and any other inventory maintained at the front desk.

* Reconciles room status with the maintenance report.

* The incumbent trains, instructs, and supervises personnel assigned to the Front Desk both in formal training setting and on the job training.

* Plans and schedules ongoing production oriented work for front desk personnel on a daily, weekly, monthly, and quarterly basis adjusting staff levels as required to meet the workload demand.

* Participates in hiring front desk staff, evaluates and counsels subordinates, completes performance evaluations, approves leave requests, and recommends performance awards.

* Acts as an escort when Public Works, Security, contractors, and other authorized personnel may require access to occupied rooms.

* The incumbent performs various maintenance related actions associated with their assigned buildings. Initiates trouble calls and work requests for any maintenance problems.

* Performs minor maintenance actions (changing light bulbs, preventative maintenance on fire extinguishers, paint, replace air filters, etc.).

* Follows up on all corrective actions to ensure completion and satisfaction of the resident/staff. Tracks all submitted trouble tickets and ensure they are completed when the ticket is closed

* The incumbent is accountable for, and responsible for, control and inventory of the furniture, fixtures, and equipment in assigned buildings.

* Ensures both FF&E and utilization information in UH is correct and updated regularly.

* Coordinates with front desk and/or staff and maintenance to ensure rooms are ready for occupancy. Will ensure rooms not ready for occupancy receive whatever work is required to ready for occupancy.

* Performs duty of safety officers for assigned buildings.

* Provides input for short and long range planning.

* Clears now from entryways, sidewalks, and parking lot as necessary. May be required to perform ground maintenance functions.

* Responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of physical plant facilities.

* Performs other duties as assigned as they pertains to the duties of this position.

**PREFERRED QUALIFICATIONS AND CORE COMPETENCIES:**

In accordance with DoDI 6060.2, must be at least 18 years of age with a high school diploma or equivalent. Qualifying experience must have been equivalent to the next lower level in the normal line of progression.

Specialized experience must demonstrate the following:

* Requires three years of work experience that demonstrates knowledge of basic principles, concepts, standards, regulations and administration related to the Bachelor Housing operations.

* Professional knowledge of Bachelor Housing organization, administration, policies/procedures, and supervisory practices in conducting day-to-day operations.

* Must be skilled in the sure of a personal computer and various software programs, including knowledge of the property management system.

* Must possess basic math and reading skills along with the ability to effectively communicate, orally and in writing, with personnel of all grades and ranks.

You will receive credit for all qualifying experience, including volunteer and part time experience. You must clearly identify the duties and responsibilities in each position held and the total number of hours per week.

Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment.
