- Regular and Consistent Attendance
- Work with all parties as necessary or directed to ensure the finalization and completion of the following aspects of construction projects:
- Development assessment, feasibility study and preparation of Outline Design proposals for all new sites and extensions or remodeling of existing Regal properties.
- Assist with all documentation relating to the Agreements for Lease & Leases.
- Preparation of Scheme Design for agreement with Landlord/Developer and Solicitors for inclusion within The Agreement for Lease.
- Preparation and agreement of Outline Specification document with Landlord/Developers Agents and Solicitors for inclusion within The Agreement for Lease.
- Preparation of DDA Access Statements, Access Strategies, Fire Certificate & Life Safety Systems Documentation, Licensing Drawings, Hazard Identification & Control Statements for all properties as required.
- The appointment and project coordination of professional consultants including Architects, Principal Designers, and utilities companies etc.
- Perform the Employer's agent role on Landlord's works and fit out contracts to implement, statutory compliance, contractual compliance, specification compliance, design compliance, cost control and budgetary compliance.
- Procurement of the main contract works and direct contractors through traditional tender processes and/or negotiation.
- Undertake design overview, procurement, and cost control of directly appointed FF&E contractor
- Procurement of Cinema License through full liaison with Local Authority bodies.
- Coordination with internal stakeholder departments at all levels of authority including Accounts; Film Buying; Operations; Marketing and IT to manage a successful handover to the Operations team and to secure a successful opening.
- Arrange on-site construction meetings and construction progress site visits with contractors, landlords, Architects, Engineers, Vendors, or others as
- Site based management of the project including full hands-on project management of FF&E contractors and coordination with main contractor.
- Complete the recording and maintenance of all project contact information to include, but not limited to, Developer, Landlord, General Contractor, and Vendor Contacts
- Update construction Supervisor and other departments as necessary on construction progress
- Complete the close out of Projects to include but not limited to Architect and Engineer punch-list, all lease required closeout documents and follow up (30 days project completion) Change Order Log
- Monitor, track and record all warranty items on projects, and see them through resolution
- Complete and periodically review conformity of all Construction contracts, General/Vendor Contractor proof of Insurance, Contractor pay applications, Change order logs and back up documentation, notices of substantial
- Review and correct Vendor and Sub Contractor Shop

Education/Experience:- A college degree (with an emphasis on Commercial Construction Management) preferred.
- One to three years field construction management experience preferred.
- Experience working with and understanding construction documents, documentation and processes preferred.

Listen effectively, respond clearly and directly, prepare clear and concise written reports or records, and explain information to others. Interface effectively with architects/contractors/city officials, the public, and co-workers, and exhibit sensitivity to feelings of others.
Math Ability:Perform calculations with speed and accuracy, as well as identify and correct errors. Must be proficient when working with measurements including fractions. Must be able to do math calculations needed for performing material quantity take offs and estimating.
Reasoning Ability: Identify problems, gather relevant data, and note possible causes of problem s. Evaluate relevant information, recognize alternatives, and reach conclusions based on evidence. Take action beyond what is necessarily called for and perform tasks with a minimal amount of supervision. Perform under pressure and/or opposition. Computer Skills: Microsoft Word, Excel & Access, MS Project, Spreadsheets, Database software scheduling programs, Adobe PDF. Ability to learn construction software, such as AutoCAD. Ability to create Construction Project Tracking spreadsheets. Ability to learn and use of Adobe Acrobat XI Pro.
Supervisory Responsibilities: This position has no direct supervisory responsibilities.
