GENERAL FUNCTION:
Under the immediate supervision of the Chief Construction Officer, this position leads the construction team and warranty and monitors construction schedules and budgets to ensure the strategic goals of the company are achieved.
SPECIFIC RESPONSIBILITIES:
· Directs/Leads Project Managers and Superintendents with resolving day-to-day project issues to include monitoring productivity, planning and executing the project, coordinating trade partners, ensuring compliance with building and safety codes, and conducting periodic site visits
· Ensures that financial and operational goals are achieved and maximizes profit by establishing cost control measures to prevent overruns
· Directs the operations of multiple construction sites, schedules, conducts and/or attends various project meetings (such as the pre-construction conferences) and the project start and completion meetings with Project Managers and Assistant Project Managers.
· Ensures consistency of execution in the construction process and quality, monitors construction costs, and develops a culture of continuous improvement
· Serves as conduit between Construction, Warranty and various support departments
· Ensures the closing of high-quality homes are delivered on time, on schedule and managed smoothly
· Resolves escalated homeowner situations through phone calls, home visits, and timely correspondence
· Manages home production schedule accuracy, controls cycle time, construction variance
· Oversees and provides for safety and security of the workplace, ensures all employees are educated on and follow safety requirements
· Reviews, monitors, updates, and modifies construction schedules as jobs progress, reviews progress reports, monitors quality control of project, attends progress meetings, and maintains related project correspondence
· Oversees and provides for safety and security in the workplace by conducting regular job site inspections and assessments to identifies potential hazards and to ensure compliance
· Responsible for recruiting trade partners and training them to ensure company standards are met or exceeded; refers trade partners to Purchasing Manager for price negotiation and onboarding
· Responsible for recruiting company Project Managers and Assistant Project Managers and training them to follow company processes/procedures; refers prospects to Chief Construction Officer
· PREREQUISITES FOR SUCCESS:
· Bachelor's degree in business, Construction Management, or related field, or a minimum of10 Years of Experience in the Field with at least 3 years' experience managing others.
· In depth knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources
· Ability to demonstrate knowledge of job costing/budgeting
· Proficiency with reading blueprints including architectural, structural, mechanical, plumbing, electrical, landscape, and civil
· Strong understanding of construction scheduling, various phases of construction (i.e. concrete work, framing, and finishing), and cost controls
· In depth knowledge of the standard methods, materials, tools and equipment used in new home construction
· Basic estimating capability for site related materials takeoff (masonry, gravel, concrete, etc.)
· Strong planning, organizational, delegation, and time management skills in order to set priorities and meet assigned deadlines
· Strong negotiation skills to resolve scheduling, change orders, or other related project situations
· Strong communication (both written and verbal) and presentation skills
· Strong problem-solving skills to develop feasible realistic solutions to problems, recommending actions designed to prevent problems from occurring, and resolving escalated issues when necessary
· Proficiency with math/accounting skills in order to manage job costs and budgets
· Strong knowledge of principles and processes for providing customer and personal services, including needs assessment, meeting quality standards for services, and evaluation of customer satisfaction
· Working knowledge of laptop/tablet, note pad, or other computer devices used to view plans, report project status, submit/receive change orders, or other related tasks
· An ideal team player mindset, including people skills, humility, positivity, and drive
· Must possess significant functional computer skills including use of mainstream business software including, but not limited to: Microsoft Word, Outlook, Excel, Adobe, BuildPro, and Sharepoint

ORGANIZATIONAL RELATIONSHIPS:
REPORTS TO: Chief Construction Officer
WORKS WITH: All Department Managers, Estimator, Accounting, Warranty and office support staff
SUPERVISES: Assistant Project Managers, Project Managers, Warranty, and Trade Partners
Compensation & Benefits Package
This Compensation & Benefits Package is made and effective January 1, 2023, by Cook Bros. Construction LLC., dba Cook Bros. Homes, LLC, a single member LLC owned by Cook Bros. Construction, LLC.
Base Compensation & Bonuses –
base salary of $145,000 to $165,000 per year negotiable DOE, and payable in installments according to the Company's regular payroll schedule (bi-weekly via direct deposit). Bonuses are based on hitting 80% of company metrics to be paid Quarterly. Employee is entitled to a vehicle stipend, or a company vehicle can be provided.

6 paid Holidays per year –
New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day & Christmas Day.
Employee will be entitled to one (1) "floating" holiday.
Personal Days – Employee will be entitled to 5 paid personal days for doctor's appointments, sick days, care of family, etc., after ninety (90) days of employment.
